MÜSTAKİL VİLLA TİPİ KONUTLARIN KULLANICI MEMNUNİYETİNİ BELİRLEYEN ÖZELLİKLERİ: NİĞDE KENTİ ÖZELİNDE BİR ARAŞTIRMA

Kent çeperlerin de giderek daha geniş alanlara yayılan müstakil villa tipi konut yapılarının, iç örgütlenme karakterleri, mekân standartları ve ekonomik değeri bakımından, apartman tipi konutlara göre farklılıklar göstermektedir. Bu çalışmada, Niğde Kenti özelinde “Yeni Niğde Evleri Konut Sitesi” yerleşkesi çalışma alanı olarak belirlenmiştir. Çalışmada villa tipi konut kullanıcılarının konutlarına ilişkin genel görüşleri ortaya konulmuştur. Bu görüşler aynı zamanda, konut mekânları için memnuniyetinde bir göstergesi olarak kabul edilebilir. Performans analizine ilişkin olarak teknik, işlevsel ve estetik performans boyutları deskriptif (betimsel) analiz yöntemi kullanılarak ortalamalar üzerinden mekânlar değerlendirilmiştir. Bu değerlendirme sonuçlarına göre, villa tipi konut kullanıcılarının, konut algısında ve memnuniyetlerinde konutlarından genel olarak memnun olmadıkları özellikleri ile olmasını istedikleri özelliklerin doğrudan ilişkili olduğu belirlenmiştir. Çalışmada elde edilen verilerin analizi ve değerlendirilmesinde “SPSS Version 11.0 for Windows” Paket programı kullanılmıştır.

CHARACTERISTICS GOVERNING DWELLER GRATIFICATION OF DETACHED VILLA-TYPE RESIDENCES: A CASE STUDY PECULIAR TO THE CITY OF NY?DE

Increasing number of villa-type residences within the city limits differs from the apartment-type residences with regards to internal organization characters, residence standards and economic appraisal. Campus of “Modern Nigde Houses Residential Site” was selected as a case study in this research. General thoughts of the villa dwellers about their residences were considered in this study. These could be considered as indication of gratification for the villa-type residences as well. For the performance analysis, mean technical, functional and aesthetics performance aspects are considered employing the descriptive analysis method to evaluate the residences. According to the results , a direct relationship between residence perception and gratification of the dwellers and the characteristics with which the dwellers of the villa-type residences are generally not satisfied and features that the dwellers wish to have in their houses.
